The one address here that is not organised around the basilica
Prati was laid out after 1870, on a grid, north of the Vatican walls — built to house the officials of the new Italian kingdom, which makes it one of the few genuinely 19th-century neighbourhoods in central Rome and one of the few where the shops are for residents.
The grid was reportedly aligned so that the dome of St Peter’s is not visible along its streets, and the main road was dedicated in 1911 to Cola di Rienzo, who had tried to replace papal power with a Roman republic. It is a quarter built next to the Vatican and pointedly not facing it.
Via Cola di Rienzo is its spine. Department stores, food halls and cafés, not souvenir stands. That is the argument for this address, and the table shows what it costs.

It is the furthest of the four from the basilica and the closest to everything else. For a Vatican-only trip that is backwards. For a week in Rome where the Vatican is one morning among several, it is the most sensible address on this side of the river.

Three of twelve reviews raise how quiet it is, which is the most useful signal in the sample — Via Cola di Rienzo is a main shopping street and quiet is not what you expect from one. Cleanliness comes up three times.
There is no dominant complaint in the sample to explain the 8.2, which reads as a competent hotel rather than a troubled one.

Prati has a metro and the historic centre does not. Line A stops at Lepanto — the station that serves Piazza Cola di Rienzo — and again at Ottaviano by the Vatican Museums. That is the structural advantage of this address over Centro Storico, where the archaeology keeps the metro out, and it is why the walking distances here understate how connected it is.

Yes, and that is the point. Prati is the residential and shopping quarter north of the Vatican walls, laid out in the late 19th century. Via Cola di Rienzo is its main street, with department stores and food shops rather than souvenir stalls.
How far is St Peter's?
1.48km, which is the furthest of the four properties on this side of the river. If an early museum entry is the reason for your trip, Starhotels Michelangelo at 363m is doing that job better.
What does it get right instead?
