The address is the edge of the city, deliberately
Via Veneto climbs from the Piazza Barberini to the Aurelian wall, and this hotel sits at the top of it on Via di Porta Pinciana — the point where Rome stops being streets and becomes the Villa Borghese gardens.
That is a different proposition from the rest of the Spanish Steps area. The properties downhill are buying proximity to the shops and the Tridente. This one is buying a park at the back and a slope between you and the crowds.

The old city is a 15-minute downhill walk and a longer one back. If your Rome is stepping out of the door into Piazza Navona, Centro Storico does that and this does not. If it is a morning walk through the Borghese before the city fills up, nothing else in this comparison is positioned for it.
